Analyse de la gentrification urbaine dans l'agglomération de Montréal et regard particulier sur les secteurs traversés par la ligne rose
The objective of this study is to identify the areas likely to become gentrified in the coming years along the route of the future pink line. We construct a gentrification likelihood score based on six criteria: the presence of so-called "pioneer" settlements (from sectors generally located in affluent neighborhoods, but overrepresented in disadvantaged neighborhoods that will gentrify) and "non-pioneer" settlements (other sectors), the proximity of neighborhoods that gentrified between 2006 and 2016, the proximity of a metro station, the share of residents with a university degree, and the age of the building. The score calculated at the diffusion area level is then aggregated at the level of the seventy-one stations of the pink line (and its different variants) by taking the diffusion areas located within a certain radius around each station. Eleven stations appear as hot spots in terms of the likelihood of gentrification. They are Maurice-Duplessis/Rolland, Robert-Viau, Jarry/Provencher, Jean-Talon/Pie-IX, Jean-Talon/Viau, Bélanger/Pie-IX, Frontenac, Place Turcot, Newman/Thierry, Newman/Dollard and Newman/Wanklyn
